Our property management service enables you to feel the full reward of your property investment as well as freeing up your time. It includes our property letting service and we look after all your additional priorities:
Your Priority: Getting your rent on time
We will collect rent throughout the tenancy and make sure your net balance is in your account by the 8th - 10th of each month along with an electronic copy of your statement.
Your Priority: Not having rent arrears
We can’t guarantee that tenants won’t ever fall behind with their rent but what we can assure you of, in addition to the joint and several tenancy and guarantor agreements we will already have set up, is that we have a a dedicated credit controller and a rigorous system in place to make sure we keep rent arrears to a minimum.
Your Priority: Staying within the law
We’ll ensure that your property has an up-to-date Energy Performance Certificate, Gas Safety Certificate, Periodic Electrical Report as well as any additional safety certificates required for your HMO licence (if applicable).
Your priority: Being in control
You can have as much or as little input as you wish with the management of your property; ordinarily we will deal with everything but if you want to deal with the maintenance of the property for example just let us know. We are happy to use any existing contractors you may have working relationships with as long as they confirm they have the relevant qualifications and insurances.
Your Priority: No surprises on your statement
If you want advance warning about any expenses during the month then we can email you each time a maintenance issue is reported so that you don’t have any unexpected costs on your statement.
Your Priority: Keeping your house well maintained
We carry out regular property inspections and suggest improvements as well as look out for any maintenance issues that tenants may have neglected to report. We'll use our expert knowledge of the market to make suggestions about how to improve your property to make sure you're achieving the best returns from your investment.
Your Priority: Paying a fair price for maintenance
Because we use a mixture of in-house and external contractors and have significant purchasing power we are able to keep control of maintenance costs whilst maintaining high standards.
Your Priority: Tenants enjoy their stay in your house
We make sure we deal with any maintenance issues or queries from tenants quickly and efficiently.
As part of our management service we also organise:
- Utility change overs (including council tax).
- The organisation of a property inventory (to enable us compare the condition of your property at the start and end of the tenancy and make any necessary damage deductions from deposits at the end of the tenancy)
- We also take proactive approach in making sure properties are ready for the winter by having a winter inspection completed (this includes clearing of gutters/gully’s/drains and inspection of external aspects of the property including flashing, pointing and windows.
