Bristol City Council Increases HMO Application Fees by up to 50%

UPDATE: Bristol City Council have confirmed that landlords can apply for HMO Licence renewals up to 2 months in advance, so if you have any licences due for renewal prior to 5th June 2024, make the applications before the 6th April to benefit from the current rates.

Bristol City Council have published their new fees for Mandatory HMO Licence applications and renewals for the 24/25 financial year, starting 6th April 2024.

New licence applications for a 5 bed property will increase from £1,420 per property to £1,886, an extraordinary 33% increase.

Renewal applications for a 5 bed property will increase by 42% from £1,100 to £1,564.

Bristol City Council Licence Fee Increases Purplefrog Property

Additional charges are payable for each household over 5, this will stay the same at £50 per additional household.

Both discounts for presenting valid safety certificates within the required three month window , and the rent with confidence scheme appear to continue to apply, with a maximum discount of £200.  If you normally benefit from these discounts, the increase in your application fee will be be 51%.

Context

Birmingham City Council increased their licence application fees by extraordinary amounts back in 2022 and it’s recently been uncovered that Nottingham City Council were spending licencing fees on other council expenses against the regulations for property licensing schemes.
